Construct is a boutique real estate investment and advisory firm based in Philadelphia and focused on addressing the national housing shortage and affordability crisis. Owner Advisory

Construct takes a flexible approach to assisting existing owners of vacant or underutilized properties in evaluating and implementing residential development. We will help owners analyze whether residential (re)development would constitute the highest-and-best-use of their property, map the practical hurdles to implementation, develop physical plans, and either advance that plan on their own, in partnership with a developer, or through an outright sale.

While the path for each property is unique, we bring a deep understanding of the pain points from a developer’s perspective to advance plans or structure transactions that mitigate risks and maximize risk-adjusted returns.

Development Acquisitions and Entitlements

Real estate development is highly complicated and risky. Regulations, building technologies, demographics, consumer preferences, regional economies and financial markets are constantly evolving. Between accelerating change and lengthening project lifecycles developers have a lot to concern themselves with, and Construct is here to assist by outsourcing certain pipeline building functions and improving speed-to-market. Construct will advise, procure land directly, and create value in the design and entitlement process through a flexible approach to working with developers that allows them to focus attention on project delivery.

Capital Advisory and Investment Management

Capital allocators in the residential development space can rely on sponsors to mitigate some of the most significant project-level risks, but face additional pressures in the constant search for yield. However, sometimes investors are better equipped to act opportunistically than sponsors and assume certain risks (such as entitlements). Construct can assist in locating deals that meet your criteria, mitigating risks, improving project economics, and bringing in a vertical developer at the right time and with the optimal structure.

Bryan Oos | Founder & Principal

Bryan Oos founded Construct in 2025, launching a next-generation residential land acquisition platform built upon over two decades of expertise in sourcing and entitling institutional-scale developments. His career spans the full spectrum of residential asset classes—including single-family, multifamily, and mixed-use projects—with a portfolio that encompasses everything from garden-style walk-ups to urban high-rises, across market-rate, mixed-income, and affordable housing sectors.

Underpinning Bryan’s professional track record is a lifelong passion for walkable urbanism, a fascination with the economics and spatial expression of technological innovation, and a rigorous, data-centric approach to deal sourcing and underwriting. Construct represents the convergence of these themes, designed to accelerate the delivery of high-quality housing supply with a thoughtful approach to the fundamentals of supply and demand.

Professional Experience

Prior to founding Construct, Bryan handled a variety of land acquisition and development roles for Toll Brothers Apartment Living from its inception in 2011 until its sale in 2025. In his most recent capacity as a Regional Director of Acquisitions and Development he held direct responsibility for deal sourcing, entitlements, and regional P&L for the Northeast region. During his tenure he managed closed land transactions exceeding 4,000 units from New England through the Mid-Atlantic and had significant involvement in the acquisition or development of over 3,000 additional units.

Prior to Toll Brothers, Bryan served as Vice President of Development at the Michaels Organization where he oversaw several public housing redevelopments in NJ and in TN. He also served as a Director of Development at Forest City Residential where he managed the land acquisition and development processes for mixed-use and adaptive re-use projects in the Boston and New York regions. Following graduate school he was a Land Acquisition Manager at Winchester Homes (a subsidiary of Weyerhaeuser acquired by Tri Pointe Homes) where he worked on single-family land acquisitions in Northern Virginia.

Education & Professional Affiliations

Bryan has been a frequent speaker at real estate conferences. He has been a member of ULI for several decades, is a past Co-chair of the ULI Philadelphia Housing Council, and is a licensed Real Estate Broker in New York State. He holds a Master of Science in Real Estate Development from Columbia University and a Bachelor of Business Administration in Finance and Economics from James Madison University.
